Quorum Requirements in NSW and Victoria: What You Need to Know
Understanding quorum requirements is essential for holding valid strata meetings. Here’s a breakdown of how they work in New South Wales and Victoria:
New South Wales (NSW):
For most strata schemes, a quorum is reached when at least 25% of eligible owners or their proxies are present.
In a 2-lot scheme, both owners must be present for a quorum.
If a quorum isn't met, the meeting can be delayed for 30 minutes. If still no quorum is present, the meeting can proceed, and decisions are valid.
Victoria:
A quorum requires 50% of lot owners or their proxies to be present.
If a quorum isn’t met, the meeting can still proceed. However, any decisions made are considered interim resolutions. These can be challenged and may need to be confirmed at a later meeting if contested.
